Four reasons Lutz homeowners replace the whole roof

Lead with the one that describes your roof so the conversation starts in the right place. It tells the roofer whether to plan around insurance paperwork, a code upgrade, or a change of material.

Shingles that went on with the 1980s building boom

The 1980s are the busiest decade in Lutz's housing stock: 2,446 of about 10,000 homes (ACS 2020–2024). Those houses are now on their second or third shingle roof; curling tabs or bare granules across whole slopes mean the system is done.

Storm damage that spans the roof

Where wind lifts decking or strips broad sections, a full replacement with re-nailed sheathing is often the honest fix. Florida gives you 1 year from a hurricane's landfall to open a claim (F.S. 627.70132), so Milton (Oct 9, 2024) claims have closed; for the next storm, photograph the roof and call your insurer early.

An insurer flagging roof age

Once a roof turns 15, Florida lets carriers look harder at it. If a paid inspection cannot show five more years of useful life, the carrier may decline on age alone, and a new roof is the usual way back to coverage.

Switching to tile or metal

A full replacement is the moment to trade shingles for concrete tile or standing-seam metal. Ask about deck strength and weight before you settle on a material.

Why Lutz is different

What a new roof runs into north of Tampa

Lutz grew up around a railroad depot on US 41 and spread west toward Keystone, east to I-275 and north across County Line Road into Pasco, across lakes and wooded lots. That history shapes every re-roof here.

  • Older than it looks. Of roughly 10,000 homes in the Lutz census area, 66.7% were built before 2000 and 50.6% before 1990 (ACS 2020–2024).
  • The 2007 code line. If your current roof went on before the 2007 Florida Building Code and storm damage touches more than 25% of it within 12 months, Hillsborough requires the whole roof system to be brought to current code, with a Progress Check on the attachments. Ask when the existing roof was installed, not just when the house was built.
  • Two counties, one town. Most addresses permit through Hillsborough's HillsGovHub, but the Lutz ZIPs run north of County Line Road into Pasco County (Carpenter's Run in 33559, for one), and those homes permit with Pasco.
  • Owners, not landlords. 81.1% of homes are single-family detached and 78.5% are owner-occupied, with a median value of $486,500.
  • Grant money may help. My Safe Florida Home has offered free wind-mitigation inspections and grants of up to $10,000 toward roof-to-deck and roof-to-wall upgrades, when the Legislature funds it. Check eligibility first.

Around Lutz

Lutz, landmark by landmark

Lutz has no city hall, so locals measure it in landmarks: the depot, Lake Park on Dale Mabry, the Fourth of July celebration the Lutz Civic Association revived in 1946, now known for its parade and the honorary Guv'na of Lutz contest. Your street decides whether Hillsborough or Pasco County handles the permit, so name it early.

What the call sounds like

Keypad to roofer: the Lutz call in three moves

  1. 1
    Dial (844) 595-2405

A cell or a landline both connect. Have the roof's rough age handy if you know it, or the year the house was built.

  2. 2
    Answer the ZIP question

No receptionist greets you at first; it's a pre-recorded system. It asks for the house's 5-digit ZIP: 33548, 33549, 33558 or 33559. Type those five numbers and the system hands you to a roofing company that serves that ZIP. If it goes quiet for a second, that's the transfer.

  3. 3
    Describe the roof

Shingle, tile or metal; Hillsborough or Pasco side; insurance letter or storm loss. Ask how they handle the permit, the Progress Check and tear-off, and request an itemized written estimate. Hiring them is your call alone.

Pricing a Lutz re-roof: shingle vs tile vs metal

A real quote takes a roofer up a ladder and onto your slopes. These published national figures give you a yardstick; with a median home value of $486,500, many Lutz roofs are larger than the small-roof examples and land in the upper bands.

Installed price
$4–$11 / sq ft

NerdWallet, updated Sep 2025: about $10,000–$27,500 for a 2,500 sq ft roof and $12,000–$33,000 for 3,000 sq ft.

By material
$6k–$38k

Fixr, updated Feb 2026, for a 1,700 sq ft roof: asphalt shingle $6,000–$10,000, concrete tile $14,000–$24,000, clay tile $14,000–$28,000, metal $14,000–$38,000.

Crew days on site
1–7 days

Fixr puts tear-off to cleanup at 1–7 days; Hillsborough's Progress Check and final inspection add scheduling time. Fixr prices tear-off at about $50 per square for shingles and up to $150 for heavier tile, and permits at $100–$500.

Look up the roofer before you sign. Florida's DBPR Construction Industry Licensing Board licenses roofers. A Certified Roofing Contractor (number starting CCC) may work anywhere in the state; a Registered Roofing Contractor (RC) only where registered. Under F.S. 489.113, re-roofing an existing house takes a roofing license, so a general contractor must subcontract it. Search by name, license number, city or county on the DBPR Licensing Portal at myfloridalicense.com.

Red flags Florida law spells out. Since the 2025 update to F.S. 489.147, a roofer may not offer cash, gift cards or a deductible waiver for an inspection or claim, and may not adjust your claim without a public adjuster license. On an insurance-claim job they must give you a good-faith, itemized estimate of services and materials before you authorize the work.

Call (844) 595-2405

Who do I reach on (844) 595-2405, and how does the ZIP prompt work?

Software handles the opening seconds, prompting for the ZIP where the replacement roof will go. Key in those digits (33548, 33549, 33558 or 33559 for Lutz) and you are connected to an independent roofing outfit serving that ZIP. The roofer only gets the job if you sign with them.

My roof went on before 2007. If a storm damages part of it, can I replace only that part?

In Hillsborough County, if a roof that predates the 2007 Florida Building Code has more than 25% of its area or a roof section replaced within 12 months, the whole roof system must be brought up to current code, and the county requires a Progress Check inspection that confirms the roof attachments were strengthened. In practice that usually means a full replacement.

My insurer says my roof is too old. What can I do?

Under Florida Statute 627.7011, an insurer cannot refuse to issue or renew a homeowner policy solely because of roof age if the roof is under 15 years old. If it is 15 or older, you can pay for an inspection, and if the inspector finds at least 5 years of useful life left, the insurer cannot refuse solely on age. If the roof fails that test, replacing it is usually the way forward.

I live in Carpenter's Run on the Pasco side. Who issues my re-roof permit?

Homes on the Pasco County side of ZIP 33559, such as the Tinsmith Circle area, fall under Pasco County permitting rather than Hillsborough's HillsGovHub. Ask the roofing contractor to confirm which county will issue the permit for your exact address before work is scheduled.

Can a roofer cover my deductible or handle my insurance claim?

No. Florida Statute 489.147 bars roofers from offering a rebate, gift card, cash, coupon or deductible waiver in exchange for a roof inspection or an insurance claim, and from interpreting your policy or adjusting a claim unless they hold a public adjuster license. On an insurance-claim job they must give you a good-faith, itemized estimate of services and materials before you authorize the work. Fines reach $10,000 per violation, so treat any such offer as a warning sign.

Shingle, tile or metal: what does re-roofing a Lutz home run?

Firm pricing follows a measured inspection of your roof, never before. As national reference points, NerdWallet (updated September 2025) puts installed cost at about $4 to $11 per square foot, or roughly $10,000 to $27,500 for a 2,500 sq ft roof, and Fixr (updated February 2026) lists concrete tile at $14,000 to $24,000 and metal at $14,000 to $38,000. Larger Lutz homes and tile or metal roofs tend to land toward the upper end.
