The four calls Bedford makes most

Find the leak that matches yours

About seven in ten Bedford homes went up between 1970 and 1999, so the plumbing, roofs and water heaters are reaching the age where they give out. Name the source when you're connected; it shapes the whole job.

When Uri froze the supply line

Winter Storm Uri in February 2021 left Tarrant County under a federal disaster declaration (FEMA 4586), and burst pipes were behind much of it. Supply-line water starts out clean (IICRC Category 1), so quick extraction can often save the drywall.

Washer hose or water heater gave out

A tank or supply hose that has been in place for decades can let go while nobody is home. Water heater replacement needs a City of Bedford plumbing permit, so the repair and the drying are two separate jobs.

Hail or a limb opened the roof

On Aug 3, 2025, storm reports logged quarter-size hail at FM 157 and Bedford Road on the Euless side, and trees down near SH 121 and Harwood Road, one onto an apartment roof (HailTrace). Rain that gets past a damaged roof soaks attic insulation before it stains a ceiling.

Under the slab, or from the unit upstairs

North Texas clay swells and shrinks, which can crack plumbing under a slab and show up as a damp floor. And with roughly a third of Bedford homes in large apartment complexes, plenty of leaks start one floor up.

Why Bedford is different

Late-20th-century houses, clay soil and hail

Bedford grew from 2,706 people in 1960 to 20,821 by 1980, then filled in its ten square miles of the Mid-Cities between Dallas and Fort Worth. Aging original plumbing, North Texas expansive clay and hailstorms sit behind most Bedford water calls.

Housing ageAbout 70%

of Bedford homes were built between 1970 and 1999; only about one in eight dates from 2000 or later. A house finished in 1980 may still be running on the supply lines and under-slab pipes it was built with.

Where the water goesTo the Trinity

The city says every creek channel in Bedford drains to the Trinity River, a DFW drinking-water supply. The city runs a 2024-2029 Stormwater Management Plan, so ask your provider where the dirty water they extract ends up.

Inside the phone call

Three things to have ready when you dial

  1. 1
    Dial (855) 555-0124

Use a cell, a landline, or borrow one next door if yours was in the water.

  2. 2
    Give the property's ZIP

A prerecorded question about the ZIP of the wet property comes before any person. Bedford has only two, 76021 and 76022, so this takes a second; the system then rings a provider that takes calls for that ZIP.

  3. 3
    Describe the water

Tell the provider where it came from, how long it ran and which rooms are wet. Ask whether their crew holds IICRC certification and how they'll measure when things are dry.

Money, time and rules

What Bedford jobs cost and which Texas rules apply

A slab leak under a ranch house and a ceiling drip in an upstairs apartment get priced very differently, so get the provider's figure in writing after the walk-through. The Tarrant Appraisal District put the average Bedford single-family home at $358,848 (Sept 1, 2024); even the top of HomeAdvisor's typical range below is under 2% of that.

Typical repair bill
$1,383–$6,369

Most jobs, with a $3,868 average (HomeAdvisor, updated June 17, 2026, 2025 data).

Cost per square foot rises with dirtier water
Cat 1 $3.50
Cat 2 $5.25
Cat 3 $7.50

Water from a split supply line starts as Cat 1; sewage from a backed-up drain is Cat 3. Per-square-foot prices from the same HomeAdvisor guide.

Drying time
About 5 days

About five days to dry a home; HomeAdvisor says extraction alone takes at least three days and full restoration can take weeks (HomeAdvisor, June 17, 2026).

Mold that has already taken hold adds removal on top; HomeAdvisor's June 2026 guide lists $1,100–$3,400 for that. For comparison, the Insurance Information Institute puts the average water damage and freezing claim for 2019–2023 at $15,400.

Texas license check. No Texas agency licenses drying crews, so IICRC certification is the credential to ask about. Mold is different: work on 25 contiguous sq ft or more needs a remediator licensed by the Texas Department of Licensing and Regulation (TDLR), following a protocol from a separate licensed assessor, and you should get a Certificate of Mold Damage Remediation afterward. Search the remediator's name on TDLR License Search. The plumber who fixes the break is a separate lookup, on the TSBPE license search.

City of Bedford permits. Replacing sheetrock or flooring down to the subfloor, and plumbing work such as water heaters and water or sewer line repairs, require a permit from Building Inspections, 1805 L. Don Dodson Dr (817-952-2140), through the city's OpenGov portal. Bedford also requires contractors to register with the city, on top of any state license.

Bedford questions

Before you call: Bedford water questions

Insurance, permits, mold rules and the phone prompt, answered from Texas and City of Bedford sources.

Call (855) 555-0124

Why do I hear a ZIP prompt instead of a person?

The (855) line covers more than Bedford, so its first step is a recorded request for the ZIP of the property with the water problem; in Bedford that is 76021 or 76022. After that, a Bedford-area restoration crew, run as its own business, picks up the conversation. Listen to their plan first and decide on your own time; there is no fee for phoning.

Will my homeowners policy pay for a pipe that split in a hard freeze?

The Texas Department of Insurance consumer guide (dated June 1, 2026) says most home policies cover a sudden and accidental release of water, such as a pipe that bursts, but not a slow, continuous leak. Read your declarations page or ask your agent, because the exact wording of your policy is what counts. TDI's consumer help line is 800-252-3439.

What if the water came up through a drain or in from outside?

Those are separate coverages in Texas. Sewer and drain backup is usually an optional endorsement added to a home policy. Flood water needs its own policy from the NFIP or a private insurer, and that coverage usually has a 30-day wait before it starts.

Is a state license required to clean up mold in a Bedford home?

Above a set size, yes. Texas requires a TDLR-licensed remediator for mold areas of 25 contiguous square feet or more, working from a written protocol by a separately licensed assessment consultant. One licensee cannot do both the assessment and the remediation on the same project. Both licenses can be checked on TDLR License Search.

Will Bedford City Hall want a permit before the drywall and flooring go back in?

Often. Bedford's permit page says remodel work that goes into sheetrock or flooring down to the subfloor needs a permit, and so do plumbing jobs including water heaters and water or sewer line repairs. The city also says contractors must be licensed through the State of Texas and registered with the City of Bedford. Building Inspections is at 817-952-2140.

Is $3,868 a fair number for a Bedford water job, and is five days of drying normal?

$3,868 is HomeAdvisor's national average, not a Bedford quote; its guide (updated June 17, 2026) says most projects run from $1,383 to $6,369. The same guide puts drying at about five days for a home, says extraction alone takes at least three days, and says full restoration can take weeks. Your own number comes from the provider once they have seen the rooms.
