Water Damage Restoration in Dedham, MA

A finished basement in the Manor after a cloudburst, a split pipe behind the plaster of a pre-1940 colonial, an ice dam weeping through a Greenlodge ceiling. One call puts you through to an independently owned water damage company that handles extraction, structural drying and mold prevention.

Downpours, ice dams, split pipes, nor'easters: how Dedham homes get soaked

Which of these four is dripping in Dedham tonight?

Naming the source in the first minute of the call tells the company which water category it is likely dealing with and what to load on the truck.

Basement flooding after a downpour

When paved runoff outpaces the storm drains, low streets in the Manor and along Mother Brook send water through foundation cracks and floor drains. Groundwater seepage is usually gray water; anything that came up a drain may be black water.

Cracked, peeling plaster and paint on a pink ceiling and wall, the kind of damage a slow leak leaves behind

Ice dam leaks through plaster

Snow melts over a warm attic, refreezes at the eaves, and meltwater backs up under the shingles. In Dedham's older homes it soaks lath-and-plaster ceilings, which hold water longer than drywall and need meter readings before anyone repaints.

Old Dedham plumbing that bursts after a cold snap

More than half of Dedham's housing predates 1960, so plenty of supply lines run through unheated crawl spaces and exterior walls. A pipe that froze overnight often splits on the thaw, and the clean water it releases is the easiest kind to dry in place if the work starts fast.

Nor'easter rain through walls and windows

Wind-driven rain finds a tired sill, a cracked clapboard or worn flashing, then runs inside the wall before it shows up. Wood floors cup and swell when they stay wet, so ask the company how it plans to dry the subfloor, not just the surface.

Why Dedham is different

Two rivers, a 1639 canal, old houses and New England winters

The Mother of Towns sits between the Charles and the Neponset, joined by Mother Brook. Mother Brook was dug in 1639 and is called the first man-made canal in North America; today it diverts Charles River floodwater over to the Neponset. That history shapes how water reaches Dedham homes.

1956Half of Dedham's homes were built before 1956 (median year built). 29.7% of housing units date from before 1940 (ACS 2020–2024).

Water from the ground up

Rivers, runoff and the Manor

The Neponset River Watershed Association says the Manor sees significant flooding during and after heavy rain when paved runoff overwhelms drainage, and the Town is studying a flood overlay district there. The December 18, 2023 storm dropped about 4¼ inches of rain on neighboring Needham, flooding basements and closing roads there (Needham Local, December 2023).

Water from above and inside

Ice dams and frozen pipes

February 2015 was Boston's snowiest month on record at 64.8 inches, and ice-dam leaks and roof collapses followed across eastern Massachusetts. Freeze-thaw cycles also split pipes in homes with fieldstone or block foundations and supply lines running through cold spaces.

From dial tone to a restoration company

One call, a five-digit code, then a real talk

  1. 1
    Dial (855) 555-0153

Use any phone that works; a cell from the driveway is fine if the basement line is under water.

  2. 2
    Answer the recording with 02026

Before connecting, a computer voice wants just the postal code of the soaked address. Press 0-2-0-2-6. It takes a few seconds, and it is the only way the system knows to pass you to a company that takes Dedham calls.

  3. 3
Walk the company through the damage

Tell them the source, how many hours it has been sitting and whether it reached the finished basement or just the slab. Ask how they classify the water, how they measure drying, and how they bill. Booking anyone afterward is purely your own call, with nothing owed.

Price and time, with sources

Typical costs by IICRC water category

The IICRC S500 standard sorts water into three categories, and the category drives the price more than square footage alone. These are national reference figures, not quotes; a written scope after moisture readings is what counts.

Category 1 · clean
$3–$4 / sq ft

Supply lines, a split pipe, an ice-maker hose. Often dried in place.

Category 2 · gray
$4–$7 / sq ft

Washer or dishwasher discharge, seepage through a basement wall.

Category 3 · black
$7–$15 / sq ft

Sewer backup and outside floodwater. Porous materials usually come out.

Mitigation, national average
$3,860

Usually $1,383 to $6,370 for extraction, drying, cleaning and monitoring. Mold remediation adds $1,200 to $3,750.

Drying time
3–5 days

Depends on the materials that got wet. Moisture meters decide when drying is done, not the calendar.

Rebuild afterward
Priced separately

Drywall, ceilings, flooring and paint are a second scope once drying is done; the mitigation figures above leave them out.

Homeowners policy

Generally sudden, accidental losses from inside the house, such as a burst pipe or a failed appliance line. Check your own wording.

Flood policy

Rising surface water from rivers or runoff. FEMA notes an NFIP policy usually waits 30 days to take effect.

Sewer & sump backup rider

Water pushed up through floor drains or a failed sump is usually excluded unless you added this separate endorsement.

Massachusetts licensing check

Do your own homework on the firm before lath and plaster get torn out

1. Home Improvement Contractor (HIC) registration. Required under M.G.L. c. 142A for residential work on an existing owner-occupied home of one to four units. Ask for the number and search it with the "Check a contractor" tool from the Office of Consumer Affairs and Business Regulation (OCABR) on mass.gov. Hiring a registered contractor is one condition of the HIC Guaranty Fund, which can pay up to $25,000 on an unpaid judgment; hiring an unregistered one gives that up. The fund also applies only if the contractor, not you, pulls the building permit and the house is your primary residence (mass.gov, HIC Guaranty Fund eligibility).

2. Construction Supervisor License (CSL). Issued by the Board of Building Regulations and Standards. Whoever supervises building-code work during the rebuild, such as structural framing, needs one, and the building permit must name the CSL holder.

3. Mold work. Massachusetts does not license mold remediation contractors or assessors; the Department of Public Health only publishes guidance. Ask about IICRC certification and confirm HIC and CSL status instead.

4. Dedham permits. Building, wiring and gas permits go through the Building & Code Enforcement Department at Town Hall, 450 Washington Street, using the Town's OpenGov online portal. The Town asks owners to contact the department before construction or alteration, and homes in a historic district may need review for exterior work.

Dedham questions

Dedham homeowners' common questions on soaked rooms and repairs

If your question is about your own house, the fastest answer is the company on the other end of the call.

(855) 555-0153

Is it a computer or someone live who picks up my call?

This number handles many communities, so a quick computerized greeting requests the soaked address's postal code before anything else. For a Dedham house that is 02026. Punch 0, 2, 0, 2, 6 next, and an independently owned outfit handling Dedham's 02026 calls comes on.

My basement took water in a heavy rain, but my house isn't in a flood zone. Am I covered?

That turns on the water's route into the house. The Neponset River Watershed Association notes that in a major 2010 storm, 80% of flood-damaged homes in eastern Massachusetts were not required to have flood insurance. Rising surface water is generally a flood-policy matter, a burst pipe is generally a homeowners matter, and water backing up through a floor drain or a failed sump usually needs a separate sewer and sump backup endorsement. Read your own policy or ask your agent.

Can I buy flood insurance once a nor'easter is in the forecast?

Not for that storm. FEMA says a National Flood Insurance Program policy usually has a 30-day waiting period before it takes effect, so coverage has to be in place well ahead of the weather.

What does water damage restoration cost?

Nobody can quote a wet basement off the internet. PuroClean's 2026 cost guide puts the national average for mitigation at $3,860, usually $1,383 to $6,370, and lists $3 to $4 per square foot for clean water, $4 to $7 for gray water and $7 to $15 for black water. Rebuilding drywall and floors is priced separately.

How can I look up a contractor's HIC number with the state?

Ask for the Home Improvement Contractor (HIC) registration number and look it up with the state's Check a contractor tool from the Office of Consumer Affairs and Business Regulation. If framing or other building-code work is involved, ask who holds the Construction Supervisor License. Massachusetts has no state license for mold remediation, so ask about IICRC certification too.

Who signs off when a Dedham rebuild needs permits?

Often, yes. Building, wiring and gas permits go through Dedham's Building and Code Enforcement Department at Town Hall, 450 Washington Street, using the Town's OpenGov portal, and the Town asks owners to contact the department before construction or alteration. Homes in a historic district may also need review for exterior work.
