Water Damage Restoration in Nanuet, NY

Brook overflow after a cloudburst, sewage pushing up a floor drain, or a 1970s supply line that finally let go. Whoever picks up after the ZIP prompt runs their own restoration business and has signed up for 10954 calls.

The four calls Nanuet makes most

What came up, leaked or poured into your place?

Lead with the source of the water. Where the water came from tells them which IICRC S500 category it falls under, and that sets what can be dried and what has to be cut out.

Flash flood through the foundation

On July 14, 2025, parts of Rockland got 4 to 5 inches of rain, up to 3 an hour, and Nanuet basements and first floors filled. Floodwater off the street is Category 3, so wet carpet and the bottom of the drywall are normally cut out.

Brook overflow along the Route 59 side

Sewage up the floor drain

In May 2013 a blockage, and a possible crack, in Clarkstown sewer pipes sent raw sewage into six homes around Oakland Place (Patch). That is black water: crews wear protection, remove porous materials and disinfect before drying.

Snowmelt and parking-lot runoff

Big paved lots shed water fast. In March 2011, melting plow piles from the Rockland Plaza lot plus the brook put about 5 inches into a garage and basement on a dead-end street beside Nauraushaun Brook (Patch, March 2011). Late winter thaws deserve a look downstairs.

Why Nanuet is different

A Thruway-era hamlet sitting between two brooks

Nanuet filled in after the Thruway, the Tappan Zee Bridge and the Palisades Parkway opened in the mid-1950s. Its busiest building decades ran from the 1950s through the 1980s, so a typical house here is around fifty years old. The hamlet is crossed by Nauraushaun and Pascack brooks and built around the big lots of Route 59. Each of those facts changes what a restoration crew should look for.

1975

1975 splits Nanuet's housing stock: half was built earlier. 59% of housing units predate 1980, so original water heaters, supply lines and cast-iron or clay drains are still in service in many of them.

Irene, Sandy, Ida, July 2025

Irene closed Route 59 in front of the old Nanuet Mall in August 2011 and left up to 3 feet of water in the Nanuet Marketplace lot. Rockland was in the federal disaster areas for Sandy (2012) and for Ida's remnants (2021), when homeowners there qualified for FEMA Individual Assistance. Then the July 14, 2025 flash flood swamped Route 59 again and shut the Nanuet Public Library on Church Street for water cleanup.

In July 2026 Rep. Mike Lawler announced $5 million in federal appropriations for Nanuet's station-area plan, with water and sewer upgrades listed among its uses (Rockland Times). A backup from a public main can reach a basement the owner never did anything wrong in, as Oakland Place found out.

  1. 1
    Dial (855) 555-0145

Any phone, cell included. With water still rising, make the call from the kitchen or the driveway, not the basement stairs.

  2. 2
Answer the recorded question with 10954

Your Nanuet or Bardonia ZIP goes in by keypad as soon as a taped voice prompts for it. Press 1-0-9-5-4 on the dial pad. Hang up during the prompt and the call goes nowhere; it is over in seconds.

  3. 3
Describe the water to a provider

Tell them where it got in, the depth, and the hours it sat. Ask what category they think it is, how they will measure dryness and whether they hold a Rockland County license. Hiring them is your call.

Dry-out pricing in Nanuet, and the coverage puzzle

A real price needs someone with a moisture meter in your basement. Look over these ranges, then judge each written bid against them. HomeAdvisor national figures, dated June 17, 2026.

Most jobs nationwide
$1,383–$6,369

Midpoint near $3,868. Small jobs start near $450; the worst reach $16,000.

By water category
$3.50–$7.50 / sq ft

Per square foot, HomeAdvisor lists $3.50 when it is clean supply water, $5.25 for gray and $7.50 once sewage or brook water is involved.

Drying & mold
~5 days

Fans and dehumidifiers usually run about this long. If mold has started, budget another $1,100 to $3,400 (HomeAdvisor).

A Nanuet example for scale: one Oakland Place owner hit by the 2013 sewer backup told Patch the first cleanup cost $11,000, with $5,000 covered by insurance, and estimated $30,000 to $40,000 in all. For scale, Triple-I's 2019–2023 average for a water and freezing claim is about $15,400.

Homeowners policy

Sudden water from inside

Water that escapes suddenly from your own plumbing, say a split washer hose or a tank that rusts through, normally goes on the homeowners policy. Your deductible and exclusions decide the rest.

Separate NFIP policy

Flood from outside

Brook overflow and surface water fall outside a standard homeowners or renters policy, per New York's Department of Financial Services; that takes flood insurance.

Rider or endorsement

Sewer and drain backup

Covered only if you bought the add-on. Given Nanuet's history, it is worth asking your agent about before the next storm.

Before anything is torn out, DFS advises photographing the damage, stopping further damage, keeping every receipt and listing losses room by room. Its disaster hotline is (800) 339-1759.

Licensing rules that apply in Nanuet

New York has no statewide home-improvement contractor license. In Rockland County, Chapter 286 licenses home-improvement contractors, and the rebuild after a water loss (drywall, flooring, paint) is home-improvement work. Rockland rewrote that law in April 2026 (Local Law 4-2026); ask the Office of Consumer Protection what the contract must include.

Look the company up before you sign. Search the Rockland County Office of Consumer Protection Licensed Businesses list, or phone the office at (845) 364-3901. Since April 2026 the office's director, not the Home Improvement Licensing Board, grants these licenses.

  • Written contract over $500. Since Local Law 4-2026 (April 2026), every Rockland home-improvement contract above $500 must be in writing and signed by all parties, the contractor must hold your payments as trust funds for the job, and you get three business days to cancel (county notice, April 2026).
  • Mold over 10 sq ft. New York's Labor Law Article 32 requires a licensed mold assessor and a separately licensed remediation contractor, and the same licensee cannot do both on one property. Check both in the NYS DOL Licensed Mold Contractors Search Tool.
  • Permits come from Clarkstown. Nanuet is an unincorporated hamlet, so structural, plumbing and electrical permits go through the Town of Clarkstown Building Department, 10 Maple Ave, New City, (845) 639-2100.

Call (855) 555-0145

I dialed for help with water. Why did automation answer?

The line sorts callers by ZIP code. The recording only wants 10954; after that the line hands you to an independently owned restoration business that chose to take Nanuet calls. Fixly Pro only connects the call.

Nauraushaun or Pascack Brook spilled into my basement. Is homeowners coverage any help?

Usually not. New York's Department of Financial Services says typical homeowners and renters policies do not cover flood, which needs a separate NFIP policy. Water from Nauraushaun or Pascack Brook, or rain pouring in at ground level, is generally treated as flood.

Floor drain sewage in a Nanuet basement: first steps?

Keep people and pets out, photograph it, and call. Floor-drain sewage is IICRC Category 3: carpet, pad and wet drywall it reached go in the dumpster, and the slab is disinfected before fans go on. Backup damage is covered only if your policy has a sewer or water backup rider.

So what should a Nanuet basement dry-out set me back?

Square footage, water category and how much gets torn out set the price. HomeAdvisor's June 17, 2026 figures give a typical national range of $1,383 to $6,369, and about $3.50 to $7.50 per square foot from clean to black water. Get a written estimate.

Is there a Rockland County register to confirm a contractor's Chapter 286 license?

Search the Licensed Businesses list from the Rockland County Office of Consumer Protection, or call (845) 364-3901. For mold jobs over 10 square feet, also check New York's DOL mold license search.

Does Clarkstown want a permit for the rebuild?

Drying itself usually does not, but structural, plumbing and electrical repairs can. Because Nanuet is a hamlet inside the Town of Clarkstown, permits come from the Clarkstown Building Department in New City, (845) 639-2100.
